work with north america asset manager to analyze, implement and develop real estate strategy for zone. Review projects status, look at potential risks and brainstorm solutions. Manage financial results, accounting treatments in accordance with ifrs, forecasts and risks through local and global resource pool.
how you'll make an impact
commercial management of north america including preparation and tracking of annual budget, monthly and quarterly forecasting and actual reporting at zone level (consolidation). This includes the regular evaluation of risks and opportunities out of operation re matters.
* ensuring compliance with accounting standards and in connection with ric, soa, erm and other binding local requirements.
* perform financial due diligence incl. evaluation of accounting/commercial consequences for complex projects. Management responsibility of real estate transactions in particular with regards to lease-accounting standards to achieve comprehensive i-applications including all decision relevant information for re management and se board
* financial support to zone operations team in the development, transactions, construction and facility management strategies including portfolio risk identification, transparency, location concepts, definition of a maintenance strategy, vacancy management and vacancy controls. Tracking & controlling of maintenance & capex budgets of the zone.
* business administration tasks: commercial support for negotiation and preparation of external leases below threshold; support for external renting in negotiation of contracts above thresholds, development of business cases in regards to investment applications, tracking / identification of one-time costs, implementation of re pricing model according to guidelines.
* interface towards the re customers / partners, hub finance, and the americas accounting meta-hub.
what you bring
* proven history of taking ownership and getting things done across multiple stakeholders.
* customer orientation as the competent partner to location management
* knowledge in multiple corporate real estate disciplines, e.g. asset, property and lease management, procurement of re services
* knowledge of strategic re management, location concepts, i-app and re property purchases and sales and re market mechanism, knowledge of related principles, maintenance guideline, standards and processes
* good communication and negotiation skills and social competency
* real estate and ifrs 16 experience preferred
* mba and / or certifications in ifrs, gaap, cpa preferred
* experience with think cell add-on tool
about the team
remote team is spread through the americas, with separate teams focusing on north america (lead by this positions) and latin america. A significant portion of the transactional duties are performed by a global group located in another region/country and the zones must ensure accurate results. Strategic support work with a parallel technical zone re organization is day to day focus to ensure an optimized real estate portfolio.
