Acquisitions analyst – real estate

we are partnering with a mission-driven for-profit real estate developer focused on affordable housing development, and we’re looking for an acquisitions analyst to join the team in west la.
this is not a passive modeling role. You’ll be embedded in early-stage deal execution with direct exposure to acquisitions, underwriting, and entitlements—helping bring complex affordable housing projects from concept to reality.
responsibilities
* underwrite and evaluate new multifamily and affordable housing acquisition opportunities
* support deal sourcing, financial modeling, and investment committee materials
* assist with entitlement strategy and execution, including coordination with city agencies, consultants, and planning teams
* analyze zoning, land use constraints, and development feasibility
* build pro formas and sensitivity analyses for lihtc deals
* track pipeline deals and maintain acquisition database
* partner closely with development, legal, and finance teams through closing and pre-development
qualifications
* 2–5 years of experience in real estate acquisitions, development, investment banking, or advisory
* strong financial modeling skills (excel fluency required)
* exposure to or strong interest in entitlements, zoning, and development approvals
* experience with multifamily or affordable housing a plus (lihtc exposure is a strong advantage)
* high attention to detail and comfort working in fast-moving deal environments
* strong communication skills—able to work across technical and non-technical stakeholders
