about this role:
the roving maintenance technician plays a very important role in the organization by providing excellent resident services in addition to performing various maintenance duties necessary to maintain and enhance the value of the community. The role supports and aids the community manager in all phases of the overall physical maintenance of an income‑producing property, including but not limited to general maintenance, expense control, and adherence to preventive maintenance programs and required state and federal safety programs.
the position requires exercising independent judgment, executing and developing solutions to problems, and diplomatically implementing decisions made by management. Day‑to‑day responsibilities vary depending on the needs of the direct supervisor. The representative must have reliable transportation.
what you’ll do:
* perform all aspects of property maintenance, including preventative, corrective, deferred, and emergency maintenance under the supervision of the community manager.
* perform appliance, electrical, hvac, plumbing, carpentry, pool, custodial, and carpentry work as necessary.
* ensure exterior curb appeal of the community and cleanliness of grounds; walk the property several times a day, picking up debris, including pet waste, and ensuring pet stations are stocked and emptied at all times.
* assist in daily pool/spa maintenance, laundry room, recreation room, rental office, restrooms, and common area upkeep.
* maintain high standards of resident service and relations for the entire staff.
* ensure residents are provided with a clean, safe, well‑maintained community.
* ensure apartments are made ready after vacating.
* maintain accurate inventory control of tools, equipment, and supplies. Use all personal protective equipment as assigned: back belts, goggles, dust masks, hard hats, and gloves.
* carry back belts, goggles, and gloves at all times during work hours. Dust masks and hard hats must be readily available.
* handle maintenance requests quickly, efficiently, and effectively, completing them within 24 hours. Notify the community manager if parts must be ordered.
* adhere to company monthly preventive maintenance directives—including lighting, fire safety, pool/spa, life/safety hazards, and signage—under direction of the maintenance supervisor or community manager.
* know the location of gas, electric, irrigation, and water shutoffs, all apartment and fixture shutoffs, and sewer cleanouts and be familiar with the posted map.
* assist in performing apartment move‑in and move‑out inspections as directed.
* know the current condition/status of all vacant units.
* recommend measures to improve operations, performance, safety, and quality of service.
* suggest changes in working conditions and equipment to increase shop and crew efficiency.
* perform on‑call emergency service as required.
* assist the maintenance director/supervisor or property manager on special maintenance projects, e.g., preventive maintenance of building components and/or mechanicals.
* interpret company policies for workers and enforce safety regulations.
* adhere to sunrise management's injury and illness prevention policy and asbestos and hazardous materials policy. Maintain records and material safety data sheets on all hazardous materials and chemicals used on site and ensure employees are familiar with precautions before use.
* ensure regular and timely communication with site management, noting any maintenance problems or health/safety deficiencies.
* represent sunrise management and the community in a professional manner. Maintain a positive business‑like attitude and neat, clean dress (including sunrise management‑issued work shirt) and appropriate grooming.
* assist in promoting sunrise management.
* attend and participate in training seminars as requested.
* assist other staff members as needed.
* deliver various communications to residents as needed.
* attend and assist in setting up resident functions and activities.
* perform other duties as assigned.
what you will need:
* previous property maintenance technician experience: one year of college or technical school certificate, or two years of related experience and/or training, or an equivalent combination of education and experience.
* valid driver’s license in good standing (travel between properties required).
* proficient at microsoft office.
