role overview
as co-host, you will be the primary operational partner for the unit. You'll handle guest communication, coordinate cleaning and maintenance, optimize listing performance, maintain high guest satisfaction, and assist with onboarding any future units. Drawing on best practices from the short-term rental industry (as taught by sean rakidzich and other professionals in the space), your role will enable smooth guest stays, efficient turnarounds and consistent growth.

key responsibilities
respond promptly (within ~15 minutes) to guest inquiries, booking questions and in-stay issues.
manage check-in/check-out process: accessible welcoming, key exchange or lock-box, inspecting post-checkout, coordinating turnover.
coordinate cleaning, laundry, restocking supplies, maintenance issues (lights, plumbing, appliances).
monitor listing performance: review pricing suggestions, occupancy trends, reviews, listing updates.
maintain guest satisfaction: proactively review guest feedback, follow up on issues, ensure 5-star experience.
update and enforce house rules, ensure compliance with local regulations & str policies.
maintain property appearance: oversee routine inspections, shared vendor relationships, prepare for spikes (events, seasonality).
communicate with the owner/management: provide status updates, alert on issues, suggest improvements.
assist in scaling: when additional units are onboarded, help with onboarding process, standardizing operations, training new staff or vendors.
ideal candidate profile
at least 1-2 yrs experience in short-term rentals, hotel/hospitality or property management (co-hosting experience strongly preferred).
excellent written & verbal communication skills; guest-centric mindset.
strong organizational skills, ability to coordinate multiple tasks and vendors.
comfortable with digital tools (airbnb dashboard, guest messaging, pricing tools, calendars, cleaning/turnover apps).
problem solver: anticipation of issues before they escalate, proactive mindset.
flexible schedule: able to respond to guest issues after hours if needed.
integrity and reliability: trustworthy with property access, guest privacy, keys/locks.
bonus: experience optimizing listings (seo, photography, pricing strategy), or scaling str operations.
