this role requires strong local experience in cost management, development, and execution in america.
the cost manager will closely collaborate with international development management, business development, and asset management teams, reporting to both the regional director and group director of international cost dept.
the objective of this role is to lead and support all aspects of cost works including cost estimation of new pipeline projects and renovation projects, procurement support, cost control and cost saving implementation of development projects in logistic & industrial sector.this position will focus on all projects in mexico and the united states, and also cover potential projects/assets in other countries.job responsibilities asset acquisition supportcollaborate with acquisition and investment team to provide initial cost input for potential projects' evaluation, including market cost benchmark, preliminary cost estimates, detailed cost estimation based on concept design and specification, cost advisory for renovation projects or tenant requirements.liaise with relevant stakeholders to ensure all required information is available to complete the cost estimation.review and comment on proposed capex of pipeline projects by consultants or business development department.manage 3rd party consultant to ensure the cost align with the market and future trends.stay updated on industry trends, emerging technologies, cost escalations, and regulatory changes affecting asset development.consolidate construction cost data from completed projects and update following market changes in different countries;cost management in development projectsset up cost plan and develop following different design stages;cost saving advise and implementation;life-cycle dynamic cost monitoring and cost control;final account settlement after project completion;variation orders management and interim payment arrangement and control;cash flow prediction;manage and work closely with cost consultants;contract management and monitor the performances of contractors;set up cost information database of the regions;procurement supportset up procurement strategy for development projects and allocate budget into procurement packages;preparation of bill of quantity and set up commercial conditions, such as payment terms and etc;lead the analysis of tender return, commercial clarification meetings and negotiation;property management supportcost estimate on renovation, upgrade, major repairs, tenant's improvement and etc;cost control on the yearly capex usage;job requirementsregistered/ chartered quantity surveyor / cost engineer (preferred)minimum 10 years of relevant development or project management experience in industrial and/or logistics projects (preferred) or real estate;strong understanding of local cost benchmark, local regulations, authority charges and legal requirements;strong network and local resources;familiar with international logistics real estate cost management, with a minimum of 3 full-cycle projects cost management experience.has experience in using erp system of cost and procurement management;excellent interpersonal skills, written and oral communication abilities.high level of independence, initiative, accountability, cultural sensitivity, endurance, and adaptability, demonstrates excellent leadership to drive projects and is a team player.fluent in english and spanish.
