Job title: lease compliance specialist
the senior lease auditor will play a key role in ensuring lease compliance, identifying savings opportunities, and maintaining strong relationships with landlords and internal stakeholders.
key responsibilities:
- conduct pre-audit reviews and detailed expense reconciliations across various lease types (commercial, retail, medical, industrial).
- interpret complex lease provisions including proportionate shares, gross-ups, caps, amortizations, and co-tenancy clauses.
- communicate diplomatically with landlord representatives to resolve discrepancies and secure supporting documentation.
- analyze financial documents such as general ledgers, tax bills, insurance declarations, and utility invoices.
- collaborate with internal teams and clients to report audit findings and recommend recovery actions.
- maintain organized audit records and provide regular status updates to management.
requirements:
- minimum 7 years of experience in lease administration, accounting, property management, or legal/paralegal roles within commercial real estate.
- strong command of lease audit processes and terminology, with ability to manage complex landlord interactions.
- proficiency in excel and lease management systems.
- exceptional attention to detail, communication skills, and professional integrity.
- ability to work independently, manage multiple audits simultaneously, and contribute to continuous process improvement.
- fluent in english, with excellent written and verbal communication skills.
preferred qualifications:
- associate or bachelor's degree in business, accounting, real estate, or related field.
- experience with gis/tax parcel research and familiarity with stark laws (for medical leases) is a plus.
