responsibilities
* manage broker relationships and real estate expansion roadmap.
* work closely with us real estate team in coordination of rec process, timelines and deliverables.
* responsible for site information & data collection such as: traffic, architecture, installations, site visits, evaluation and analysis, investment budget, and summary for new locations in assigned geographical area.
* complete contract modification and business negotiation to deliver new stores opportunities.
* coordinate with various departments to complete the launch and landing of new stores.
* negotiate all renewals, rent reductions and monitor all expirations/kickouts within assigned geographical area.
* compile data sheets for all new stores, remodels and run financial justification for deals.
* build and maintain relationships with key account holders and landlords.
* be the real estate contact internally should any issue come up with a store while open and operating that requires landlord partnership.
* work with operations and landlords to secure temporary space during remodel periods.
* assist in the implementation of short term and long term market strategy for all new stores, remodels and relocations, working with store operations and other internal partners.
* work with legal to ensure all negotiated business points are incorporated in the lease documents within the scheduled time tables.
* consult with store planning and construction on all space feasibilities & issues.
* work with finance department to ensure all deals meet the financial hurdle rates.
* other projects and responsibilities as assigned.
qualifications / experience
* bachelor’s degree in business administration, architecture, supply chain/logistics, finance, or related field.
* architecture, retail and legal knowledge desirable.
* 8+ years experience in real estate / leasing across mexico & latam region. Including at least 5+ years in deal making role for apparel retailers.
* prior managerial/supervisory experience preferred. Ability to work with and influence peers and senior management.
* travel is required, including the potential for international travel.
* high degree of proficiency ms office suite, outlook & internet applications.
* strong analytical, prioritizing, interpersonal, problem-solving, presentation, budgeting, project management (from conception to completion), & planning skills.
* strong verbal and written communication skills.
* demonstrated collaborative skills and ability to work well within a team.
* ability to work in a fast-paced and deadline-oriented environment.
* self-motivated with critical attention to detail, deadlines and reporting.
* track record of executed leases and managing portfolio (renewals, expansions, closures, etc.).
* sourcing and managing brokers.
* successfully working with spatial data and researching and conducting due diligence for sites.
* track record of success while working independently with remote management.
* strategic thinker with track record of using data to drive smart decisions.
* strong presentation skills to cross functional teams and executives.
