General Manager Apartahotel-Be Casa Madrid – Greystar
Role: General Manager for the Apartahotel-Be Casa Madrid property, Madrid. You will run an autonomous business unit with overall responsibility for operations, team, daily activities, and resources to achieve budgeted financial and operational goals, and lead a vibrant, safe, and welcoming community for residents.
Role Scope
- You will manage a Be Casa building in Madrid, with more than 800 units.
Key Role Responsibilities
- Act as a role model by demonstrating the core values.
- Lead the team to create positive, memorable experiences by exceeding expectations for all residents.
- Partner with marketing to shape local marketing and leasing strategies based on market data to achieve occupancy and revenue goals.
- Ensure marketing campaigns, advertising and promotions are effectively implemented.
- Establish relationships with internal and external stakeholders (sales, marketing, groups); communicate regularly and ensure compliance with regulations; provide performance data and reporting.
- Interact with residents to improve service delivery and enhance community events.
- Meet targeted revenues by making rate recommendations based on market data and monitor payments.
- Prepare and forecast annual budgets by analyzing financial statements and operational reports.
- Manage financial performance; participate in regular P&L; reviews with stakeholders.
- Promote investor satisfaction through timely variance reporting and ongoing communication about property performance; respond to client/owner concerns promptly.
- Promote resident satisfaction by timely responses to questions, requests, and complaints; take appropriate action to resolve issues.
- Assess training needs and ensure understanding of systems and adherence to policies.
- Develop capability of team members to meet performance goals and succession requirements.
- Originates, approves and submits purchase orders; processes invoices and communicates with finance and other stakeholders as required.
- Oversee tenancy management, including periodic inspections, evictions, and late fees in accordance with the lease terms.
- Work with Health & Safety to drive a safety culture; manage incident reporting and ensure a safe operation.
- Ensure compliance with company policies, procedures, and applicable laws governing housing operations and lettings.
- Manage planned and reactive maintenance and refurbishments, coordinating with marketing and capital projects to ensure timely communication and high-quality completion within budgets and timescales.
- Conduct regular property walkabouts and inspections to maintain safety, cleanliness, and overall appearance.
About You
Knowledge & Qualifications
- Good level of general education
- Fluent in English
- Proficient in Microsoft Word, Excel and Outlook
- Proficiency with property management software (training provided)
- Knowledge and understanding of Spain Health and Safety policies; recognised training preferred
