what you’ll do
* source & close $30m+ / yr of qualified mezz/preferred-equity transactions.
* own the full cycle—from first outreach through diligence, term-sheet negotiation, credit committee, and funding.
* expand the referral network of mortgage bankers, broker-dealers, rias, and family offices; turn relationships into repeatable quarterly volume.
* partner with marketing to test campaigns, craft collateral, and headline webinars/panels that position nectar as the smartest money in small-balance cre.
* pilot new tools—be on the cutting edge of the industry as nectar rolls out ai co-pilots for prospecting, data extraction, and deal structuring.
* manage relationships—originators are the relationship owners through the full cycle, able to generate future business and help with servicing needs as they arise.
what makes you a fit
* 5+ years generating and closing cre debt or equity (mezz/pref/bridge/agency experience all welcome).
* documented hunter: $50 mm+ sourced in the last 24 months and a crm kept clean.
* fluency in dscr, cltv, noi drivers—and how to structure around them.
* rolodex of active sponsors, mortgage bankers, and capital advisors nationwide.
* startup or high-growth dna: iterates fast, embraces ambiguity, and defaults to action.
* willingness to travel (~25%) for site walks, closings, and the conferences where deals get done.
* interest and willingness to work with the tech team to build and utilize new technology.
compensation & benefits
nectar will build the package that secures top talent. A typical mix:
* ote → $190k - $220k
* base → $75k - $100k
* uncapped commission → .25% paid after seasoning + incentives
