Primary purpose:
stablish governance on life cycle for assets and spare parts within the mexico and andina region. support the operations team to achieve excellence in terms of oee by leading strategies to secure the availability of high-quality parts. Oversee the design, installation, operation, maintenance, repair, and optimization of building and production support systems, including hvac, electrical, plumbing, dust collection & make up air units, wastewater treatment, fire systems, air compressors, and cooling systems.
this position interacts with procurement, plant buyers, storeroom coordinators, manufacturing engineering, contractors for facilities and operations to improve quality of asset and items master data, leverage purchasing power to increase availability and quality of the right parts and secures the right balance of internal/outsourced execution of maintenance for facilities. Ultimately supporting plants within the region to continuously reduce carrying cost for parts, and overall maintenance expense.
primary duties:
asset management
* define and standardize the lifecycle stages for assets and spare parts (e.g., acquisition, commissioning, operation, maintenance, decommissioning, and disposal).
* establish policies and procedures for asset registration, classification, and tagging to ensure traceability and data integrity across all plants in the mexico and andina region.
* lead the development of standardized master data structures (naming conventions, attributes, categories) for assets and spare parts to improve data quality and analytics.
* implement criticality assessments and risk-based strategies to prioritize asset and spare part management based on impact to safety, quality, and production.
* collaborate with it and engineering to ensure cmms/eam systems are configured to support lifecycle tracking, preventive maintenance schedules, and spare parts usage history.
* monitor and audit compliance with lifecycle governance policies across sites, identifying gaps and driving continuous improvement.
* integrate lifecycle governance with capital planning, budgeting, and sustainability initiatives to support long-term asset performance and cost optimization.
item master management:
* oversee and maintain the item master, ensuring accurate records of all spare parts across all plants. Manage and optimize the addition of new parts into the item master in maximo, and control drawings, material specifications and manuals provided by vendors.
* standardization: homologate parts for the méxico & andina region under a standard nomenclature, including descriptions and product families.
* inventory optimization:
o consolidate mro purchasing data to drive year-over-year inventory optimization across the region.
o standardize spare parts procurement by consolidating purchases through preferred vendors to improve availability and reduce costs.
o replicate local sourcing strategies across plants for commodity parts that don't require oem sourcing.
o develop and certify local vendors to supply oem-equivalent parts with equal or better reliability and lower total cost of ownership.
o implement forecasting models to predict spare parts demand based on equipment usage and wear patterns.
o establish a central storeroom for strategic parts to reduce plant-level inventory while ensuring availability.
o coordinate spare parts planning with preventive maintenance programs to maximize regional fabrication and cost savings.
o introduce vendor management practices where they add value to plant operations.
facilities management.
* ensure all facilities comply with local, state, and federal regulations, including health and safety standards.
* develop and maintain risk assessment and emergency response plans for each facility.
* develop and manage 5-year capital plan for the region. (focused on facilities / utilities)
* maintenance and repair: oversee the maintenance and repair of building systems, including hvac, electrical, plumbing, dust collection and make up air units, wastewater treatment, fire systems, air compressors, and cooling systems.
* oversee third party maintenance services on facilities.
* provide plants with solutions on issues during the operation of dust collection and wastewater treatment.
* oversee capital projects, when those include equipment installations and facility upgrades
* equipment design validation according to applicable regulation and iso standards.
* implement energy-saving initiatives and monitor energy usage to reduce cost.
job specifications:
* proficient english speaker.
* bachelor's degree on engineering fields required, mba desired.
* +8 years of work experience as a maintenance manager, including facilities.
* familiar with tpm concepts as well as asset management & reliability engineering international standards as iso5500 and iso14224
* experience using maximo as eam/cmms
* demonstrated experience operating medium size wastewater treatment plants as well as large dust collection systems.
* deep understanding of mechanical and electrical parts, quality attributes and its use in machinery
* travel as required (up to 50%)
* ability to work in a matrix organization
* excellent team building and communication skills
