Real estate asset manager
the role of a real estate asset manager is multifaceted and demanding. You will be responsible for managing a diversified logistics/industrial real estate portfolio, executing business plans for various assets, and driving long-term value creation.
the key responsibilities include:
* developing and executing asset management strategies to ensure portfolio alignment.
* overseeing third-party collaborations and coordinating with the investment team to align operations with investment goals.
* analysing market dynamics and developing proactive asset management and leasing strategies.
* managing tenant sourcing, lease renewals, negotiations, contract documentation, and occupancy transitions.
* developing and overseeing portfolio and asset budgets to ensure compliance and optimisation.
* identifying and addressing operational risks, managing property maintenance, valuations, and insurance.
* establishing best practices, updating sops, and overseeing capex contractors and property managers.
* overseeing financial data from third-party managers to ensure accurate reporting.
* reviewing financial statements, budgets, and occupancy reports.
* preparing portfolio performance reports, updating financial models, and tracking investment targets.
in addition to these responsibilities, you will also support value-add capital expenditures, refurbishments, and repositioning projects, from planning to completion. This will involve managing budgets, overseeing external consultants and contractors, and ensuring timely inspections and compliance.
a successful candidate will have 7+ years of experience in asset management, preferably in logistics/industrial assets in mexico. They will have proven expertise in real estate operations, portfolio/asset performance, and operational optimisation. Experience in letting strategies, lease negotiations, and managing external brokers, marketers, and legal firms is essential.
key qualifications include:
* strong financial analysis skills, including excel modeling, partnership-level returns, and capital markets processes.
* basic knowledge of permitting, building systems, construction, and contractor management.
* proficient in powerpoint and word; yardi and argus knowledge is a plus.
* spanish and english fluency required; other languages (french, german, polish) are a bonus.
* integrity, entrepreneurial spirit, proactivity, strategic thinking, independence, organisation, and effective stakeholder engagement are essential traits.
