Position title: remote (anywhere is south america) residential property manager
this position requires residential property management experience, remote or on-site. This position is a dynamic and collaborative role in which the property manager plays a critical role in the success of our operations. Each property manager is assigned accounts for which they are fully responsible. A minimum of 2 years residential property management experience with a u.s, based property management company is required. Must have excellent english speaking and writing skills.

key responsibilities
interact with owners, tenants, and vendors
* respond to owner inquiries regarding statements, repairs, charges, invoices, payments, rental status, and any issue affecting their rental property and bring to satisfactory conclusion
* respond to tenant inquiries regarding ledgers, repairs, charges, and rent issues
* work with maintenance manager, tenants, and owners in communicating repair status
* ensure all communication with owners, tenants, and vendors is conducted professionally and documented in appfolio
repairs and maintenance management
* work with maintenance manager where needed
* accurately enter repair requests with details when requested by owners or tenants
assist with delinquencies
* collaborate with accounting department on delinquencies
section 8 tenants and processes
* understand the section 8 program in each locality
* learn and follow the necessary systems, processes, and documentation
* assist tenants in providing required information for rtas and haps
* coordinate with accounting department on new tenants and terminations
* schedule and coordinate inspections and enter resulting repairs
* keep tenants and owners updated as to status of any process
tenant move-outs
* track lease terminations and follow up with tenants regarding move-out procedures
* schedule and oversee move-out inspections
* coordinate with the field agent in preparation of property for re-rental
* work with vendors, field agents, and accounting to acquire repair estimate
* obtain owner approval for any estimates and ensure owner contribution is made
listings and tenant move-ins
* assist field agent in maintaining and updating listings across all platforms
* review tenant screening reports and issue approval or denial letters
* update software platform move-in tenant and prepare leases, addendums, and welcome letters
* obtain signatures and ensure payments are made in time
* schedule move-in condition reports, obtain tenant signatures, and upload to software platform
* coordinate move-in cleaning, security, and lockboxes with the field agent
* stay in contact with tenant
lease renewals
* check aptly for renewals
* coordinate with the broker to evaluate renewal amounts and terms
* follow aptly as it sends renewal notices
* prepare and execute lease amendments if tenant accepts and ensure tenant records are updated
* prepare for move-out if tenant terminates
new owner leads
* contact broker (live transfer) with any new owner leads received
* contact new owners and introduce self: phone calls, text, and email
appfolio (or another prominent residential property management platform) management
* need experience with any leading property management platform
* upload documents and record notes accurately
* maintain detailed logs of all interactions with owners, tenants, and vendors
* keep owner, tenant, and vendor contact information accurate and up to date

* experience with aptly or lead simple is a plus
