About the role

we are seeking a revenue manager to oversee pricing strategy, occupancy optimization, and revenue performance across our portfolio of airbnb and short-term rental properties. This role is responsible for maximizing property earnings through data-driven pricing, market analysis, and strategic calendar management.

the ideal candidate is analytical, detail-oriented, and experienced in dynamic pricing within the hospitality or vacation rental space.

key responsibilities

pricing & revenue strategy

develop and implement dynamic pricing strategies using data from airbnb, vrbo, and other platforms.

adjust nightly rates and minimum stay requirements to optimize occupancy and adr (average daily rate).

monitor competitor pricing, demand trends, and local market conditions.

use revenue management tools (e.g., pricelabs, wheelhouse, beyond pricing) to maintain peak performance.

performance analysis

track key metrics including revpar, occupancy rate, adr, and booking lead time.

provide weekly and monthly performance reports with insights and actionable recommendations.

forecast revenue and identify areas of opportunity or underperformance.

calendar & channel management

ensure calendars are optimized and consistent across airbnb, vrbo,, and direct booking channels.

collaboration

work closely with the marketing, guest experience, and operations teams to align pricing with seasonality and guest trends.

advise property owners and management on pricing decisions and revenue projections.

qualifications

bachelor's degree in business, hospitality, economics, or a related field preferred.

2+ years of experience in revenue management, hospitality analytics, or airbnb/str portfolio management.

strong proficiency with revenue tools (pricelabs, wheelhouse, beyond pricing, or similar).

excellent analytical and excel/google sheets skills.

familiarity with property management systems (hospitable, guesty, hostaway, etc.)

strong communication and reporting skills.
